AlbaniaHouse
Cost of living in Albania
A single renter in Tirana often spends EUR 900 to 1,300 a month in 2026, and that figure already includes a decent apartment. A couple sharing the place often lands between EUR 1,300 and 2,000. The coast can look cheaper in winter, then jump in July and August. Fibre is about EUR 15 to 30 a month, and electric heating is what swings the utility bill.
Those ranges cover food, local transport, a phone, and ordinary bills. School fees, frequent flights, a new car, and cash for a deed do not. The city choice sits in relocating to Albania. This page is the month, also on our cost of living page.

The Tirana monthly range
Tirana is the right anchor, because most newcomers can rent a home they would actually occupy through winter, with clinics, offices, and the airport in reach. The single range assumes you are not sharing the rent. The couple range assumes you are.
Two people are not double. They share the flat and a good part of the heat. They do not share two insurance policies. Rent is the swing. A noisy small flat sits at the bottom. A lift, parking, and a spare room can push one person through EUR 1,300 before food is counted generously. Often is the word. It is not a ceiling.
View in the month you will pay. Some adverts hide the administrator's bill. We have watched the cheaper one lose. A furnished year is simpler if you are only testing the city. Keep beds and a kitchen outside the monthly figure.
Price your own week.
What the range leaves out
International school fees sit outside every range here. Those programmes are not spread evenly on the coast. A move that assumes a familiar curriculum in Sarande needs a named school and a named fee.
We see people fold school fees and monthly flights into EUR 1,300. Leave them out.
School sits outside.
Rent moves first
Compare cities on rent before groceries. Durres can be cheaper or dearer than a Tirana neighbourhood, depending on the beach strip versus a residential street, and on whether the quote is for July. Vlore and Sarande mislead people who only visited in summer.
A winter let you would actually occupy is often the cheaper coastal month. July and August rents jump, because the same rooms compete with holiday demand. A twelve-month contract signed in April may still be priced by a landlord who already knows August is coming, so a winter figure that dies in May is a seasonal let, and you should not treat it as the cost of a full year with heat, guests, and the weeks you will not be on holiday rates.
Read the term.
Not in winter.
A week in August, turned into a monthly figure, is a holiday. It is not a life. Budget the twelve-month contract, not the week you liked.
Owners spend less each month because the capital went in at the start. Food, fibre, electricity, building charges, and insurance remain.
| Household | Planning range | What moves it |
|---|---|---|
| Single | Often EUR 900 to 1,300 a month | Rent, eating out, and electric heat |
| Couple | Often EUR 1,300 to 2,000 a month | Shared rent, two lots of food and cover |
| Coast in winter | Often below the summer ask | Only with a real winter contract |
| July and August | Rents jump | Do not annualise a peak week |
So which month are you pricing?
Food and the imported aisle
Markets and ordinary restaurants price for local wages, so cooking in season will not shock a euro salary. The shock is the imported aisle: brands from home, out-of-season fruit, and familiar alcohol. That aisle is how a couple quietly leaves EUR 2,000.
Eating out is still the easy exit, especially on a summer promenade in Sarande or Vlore. Cook most nights and the sketch holds. Eat out every evening and it does not.
Worth a second look.
Heat, fibre, and the car
Electricity punishes a guess. Mild coastal months can look almost free if you are not cooling all day. Winter with electric heaters, poor windows, and every room heated will leave any average utility figure behind, even when the rent was a bargain.
Ask the heavy months in lek, then convert with the Bank of Albania reference rate that day. A euro guess from July is how January surprises people.
Ask in lek.
Air conditioning is the summer twin. Fibre is the narrow bill, about EUR 15 to 30 a month where the town is properly served. Test the line in the flat, not the cafe.
Test the flat.
Mobile data is smaller. Coworking is extra. A lift, a pool, or a guard makes the building charge real. Get it in writing before you compare two rents.
Many people in Tirana skip a car for year one. Budget fuel, insurance, and parking if a school run or a hospital day in the capital makes one necessary. You fly into Tirana International Airport. Vlora International Airport did not open in 2026, and the concession termination took effect after the 16 September 2026 arbitration. There is no 2027 opening to park in a savings cell. Monthly tickets home sit outside the EUR 900 to 1,300 range.
Count the tickets.
Durres has the shortest airport road. It does not calm August rents. Sarande can take a day. See our airports notes, then price the drive you will actually make.
Care and the flights home
Private health cover is a personal quote, not a line in the rent. Age, the deductible, and a policy written for living here rather than a fortnight's holiday move the premium more than any grocery trick. A residence file will meet an insurance condition. Buy cover you understand before you need a clinic.
Care concentrates in Tirana. Coastal towns handle ordinary medicine and refer on. That referral is a drive, sometimes a night in the capital. Our warning is blunt. A calm October rent has not priced that morning.
Do not mix in a purchase
Asking prices are not living costs. Vatreja Q3 2026 listings, asks rather than sales, sit near EUR 1,900 per square metre in Tirana, about EUR 1,538 in Durres, about EUR 2,084 in Vlore, and about EUR 2,017 in Sarande. They are not your rent. A square-metre ask can make Dhermi look impossible to inhabit when you only needed a winter room.
Closing costs often land around 4-7%. The seller's tax on a gain is the seller's. Cash is usual, because non-resident mortgages are rare. See mortgages. That cash can empty the year-one account.
Keep the pots apart.
Cash is usual.
There is no golden visa in the grocery line. Owning property does not grant residency. A pensioner route around ALL 1.2 million a year, for people actually on that route, is an income test a file may require. It is not a cost of living. The permit page is Albania residence permit and property.
How do you build a year?
October flatters. A year includes August on the coast, January heat, a flight, and a dentist. Use the Tirana range only if Tirana is the plan. Elsewhere, start from a twelve-month rent in writing, then add food, fibre at about EUR 15 to 30, a winter electricity peak, transport, and cover. In Durres the airport means fewer transfers. It does not cancel the heating question.
- Quiet month. The contract for the cheap season, with that month's bills.
- July or August. Rent and going-out spend if you will be there.
- The one-off year. Flights via Tirana, setting up a flat, a car if you need one, annual insurance.
Average only after those columns exist. A salary paid at home can look ample against EUR 1,300 until tax, and a life you still fund elsewhere, take a share. This page does not locate your tax residence.
AlbaniaHouse matches buyers to local partners. It is not a seller or a lawyer. The month stays yours to write.
Wrapping up
Price a winter bill and a written rent before you call the month easy, then book an appointment if you want a local partner on the housing. Which city can carry a full year is the work of relocating to Albania. Bring the three columns with you.
