Rental yields in Albania: what does an empty winter do?

Peak-season gross yields in the high single digits fade after five or six empty winter months, management of 15 to 25 percent, building charges, and 15 percent tax. Stress occupancy by a further 20 percent before you buy.

July and August yields on the coast look generous until the empty months are in the sheet. High-single-digit gross stories from those two months fail after five or six empty winter months, management of 15 to 25 percent, building charges, and 15 percent tax. Stress occupancy by a further 20 percent before you trust the page. A peak week is not a year.

Why no single yield exists

A yield is net cash divided by the capital you actually have at risk. Cash is nights booked in this building, at rates guests paid after platform fees, minus costs that do not care if the month was full. Capital is the contract price, plus buyer closing costs that often land around 4 to 7 percent, plus furniture if the handover is a shell. Until those lines come from papers, a brochure percentage is a slogan.

INSTAT can show a busy summer for the country. It cannot show that your second-floor flat, with no lift, was occupied in November. A manager's last year in the same building, written down, is evidence. The town next door in August is not.

One "Albania yield" describes no apartment you can buy. Tirana long lets and Vlore holiday lets are different products. Sarande and Golem share a season and still differ in who will take the drive from the airport.

How asking prices differ from fiscal reference prices is in investing in Albania. NIPT, the disputed tax base, VAT, and guest registration are in Airbnb rules in Albania.

Costs that eat the gross

Peak stories in the high single digits usually repeat a July rate as if it were the year. They fail in a known order.

Empty winter comes first. On the coast, five or six months with little or no paying occupancy is a normal planning fact. You still pay the administrator, the utilities that keep the place safe, insurance, and a platform subscription if the listing stays up. Income near zero, costs above zero. That is how a flattering August becomes a thin year.

Management is next. Meeting guests, turning the flat, and repairs commonly cost 15 to 25 percent of rent collected. Stress both ends of that range. A manager who also registers foreign guests within 24 hours is doing compliance, not only housekeeping. Delete the fee because you live abroad, and you have invented a staff member.

The building charge does not care if the flat was empty. Pools, lifts, and guards cost more. Ask for last year's number before you talk about yield.

Tax comes off the rent too. Individual rental income is generally taxed at 15 percent.

From 2026, someone with no other commercial activity need not open a NIPT just for that daily letting. Public guidance points to DIVA by 31 March. Whether 15 percent hits gross takings or the sum after platform commission is disputed. We will not pick the winner.

Take 15 percent off the rent line in the first draft. VAT is separate. Six percent needs a Ministry of Tourism certificate. Without it, the rate in point is 20 percent. Ignore that and the summer is overstated.

Cut the nights by 20 percent

Once you believe a calendar, cut booked nights by 20 percent and read it again. A soft summer, a late opening, a slipped review, or a manager who over-promised will do at least that. If the purchase only works unstressed, it does not work. You described a good year, not a base case.

Apply the cut to nights. Cleaning and the administrator stay. Do not add the nights back because the beach is famous.

What if you keep August for yourself?

That is a second cut, and it stacks. Weeks you want, which guests also want, are consumption. Price them at zero. Wanting July or August is legitimate. It is not a yield. Counting those weeks as sold is the usual double count on this coast.

A Tirana long let fails differently. The hole is often a change of tenant, not a whole winter. Cut a month or more, and do not assume the next tenant starts the day the first leaves. The 20 percent cut still applies if your "long let" is a string of medium stays you have not contracted.

Coast against the capital

Vlore can fill a summer and then go quiet. Lungomare, the hillside, and a flat set back from the promenade should not share a calendar. A city asking level near EUR 2,084 per square metre in the Vatreja Q3 2026 listings is not a rent. It is the capital you are measuring against. Run the rent you believe, not the rent required to justify the ask.

Sarande is more purely seasonal. Listings near EUR 2,017 per square metre have to be earned in a shorter summer. Winter is the line that breaks models. If you will use the empty weeks yourself, count them as consumption and say so. A blank winter priced as "maybe some long stays" is how those memos go wrong.

Golem is the shorter transfer from Tirana International Airport. An evening landing can still reach the flat. Five or six weak months still belong. A shorter drive does not create a November city.

Tirana asks sit near EUR 1,900 per square metre, beside a deeper tenant pool. Rent is calmer than a coastal peak week. It is still taxable, and a month empty still counts. A noisy street is not a rounding error.

Asking prices are not transactions. Your denominator is the contract price plus costs, not the town average.

Access, rules, and cash

Vlora International Airport did not open in 2026. The concession was terminated. On 16 September 2026 an emergency arbitrator refused to suspend that termination.

Guests fly into Tirana and continue by road. This note gives the airport no opening year. Do not put 2027 in the upside. A late landing plus the transfer burns a night, and Golem and Tirana feel that less than the far south.

Foreign guests are registered within 24 hours. The 2026 no-NIPT line is narrow: one person, daily, no other business. Several apartments can push you out. Platform fees, cleaning, refunds, and a cancelled week come off.

Hold a reserve for salt air and a July breakdown. Mortgages for non-residents are rare, so that reserve is your cash.

A seller typically faces 15 percent on the gain under Law 29/2023 when there is a gain. Paper appreciation is not cash. If you need the money on a date, you need a buyer. This market does not promise one.

A sheet you can finish

One page per flat. Leave a cell blank rather than type a national average.

  • Contract price, and whether parking and storage are included.
  • Closing costs of about 4 to 7 percent, once the notary's tariff exists.
  • Fit-out and furniture, quoted.
  • Nights by season, then those nights minus 20 percent, with owner weeks at zero.
  • Rate after platform fees, by season.
  • Management at 15 percent, and again at 25 percent.
  • Cleaning, linen, utilities, repairs, insurance, and the administrator.
  • Tax at 15 percent of the rent line, until the accountant confirms the base.
  • Five or six winter months when income can be near zero and the building charge is not.

If only the unstressed, self-managed, pre-tax version looks fine, decline. A clear no is a result.

You can hold an apartment in your own name. That right is not the yield. Agricultural land is not a workaround, and a company does not fill February.

Wrapping up

Frequently asked questions

What rental yields can buyers expect from Airbnb in Albania?+

Coast marketing often cites mid-to-high single-digit gross yields; net after vacancy, operator fees, HOA, and tax is usually lower. Tirana long-lets are flatter but more modest. Stress-test winter months and demand a line-item operator quote — AlbaniaHouse does not guarantee occupancy or ADR.

What is the typical purchase process?+

Reserve the unit, complete due diligence (title, permits, developer track record), sign the notarial deed, and register ownership. Budget for notary, taxes, and translation where needed.

Can foreigners buy property in Albania?+

Yes. EU and most non-EU buyers can purchase apartments and many urban plots. Agricultural land has extra restrictions — always verify title and zoning with a local notary and lawyer.
