History
Administratively part of Kavajë municipality, Golem grew from a coastal village into the country’s default beach-resort corridor for Tirana weekenders. The strip stretches several kilometres of sand, with denser hotel and apartment development toward the promenade and quieter pine-backed stretches toward Mali i Robit.
Lifestyle
Family-friendly shallow water, a multi-kilometre promenade of restaurants and beach clubs, and easy weekend access from the capital. Peak July–August crowds are real; shoulder seasons feel calmer. Durrës old town and the port city are a short drive north when you want urban errands or nightlife.

Frequently asked questions
Why do buyers look at Golem?+
Golem is the closest large sandy resort to Tirana and the airport — roughly 40–45 minutes from TIA and about 10 km south of Durrës. Buyers want holiday apartments with seasonal rental demand, gated amenities, and walkable beach access. Underwrite peak-season crowds, operator fees, and exact beach distance carefully.
What rental yields can investors expect?+
Coastal holiday lets in Vlorë and Sarandë often target mid-to-high single-digit gross yields in peak seasons. Tirana leans toward steadier long-let demand. Yields vary by building quality, management, and seasonality.
Can foreigners buy property in Albania?+
Yes. EU and most non-EU buyers can purchase apartments and many urban plots. Agricultural land has extra restrictions — always verify title and zoning with a local notary and lawyer.
